150 more houses planned on Oakley Wood Road – Have your say

A further planning application has been submitted for 150 more in Bishops Tachbrook on Oakley Wood Road, opposite the Bloors Site. Many residents visited the consultation event organised by the developer in the summer and objected strongly.

To ensure planning officers take note of local opinion, It is very important that residents respond to the planning application before the deadline. It may appear from the Grove Farm and Seven Acre Close applications that the large number of residents’ objections made no difference but it is also clear that no objections, will likely be seen as silent agreement.

There are many good reasons that you may wish give if you object to this application, such as increased traffic and a big squeeze on primary school places at the primary school. But these reasons will not be considered as valid by planning officers.

The primary issues to think about are:

  • This site is not supported by the Warwick District Council’s Draft Local Plan nor the draft Neighbourhood Plan. It is not required to solve housing need in the district.
  • It does not comply with development polices and rural policies saved from the current local plan.
  • Impact on the Landscape: Warwick District Council’s own landscape assessment undertaken for the local plan, found that  both  in  terms  of landscape  character  and  visual  amenity,  the landscape around he proposed site “highly  sensitive  to housing  development”. This is considered a strong reason for refusal.
    You may want to think about the important views into the site, from the footpath to middle down farm, (W114) and how this will be dominated by the proposed new housing rising up the slope towards the north-east of the site. The far reaching views from Oakley Wood Road towards Chesterton Windmill will be adversely impacted as will the open field views north-east travelling along Oakley Wood Road.
  • The development with have an adverse impact on the rural nature of Oakley Wood Road.
